As soon as I got off the Bristolwood
Board, the Association Fee went up. No explanation. I asked they will not tell me.
In June 2025 there was a Special Assessment without disclosure to the Members/Homeowners that is mandatory. I asked and I am still waiting. What was the Special Assessment for?

THE BRISTOLWOOD BOARD HAS INCREASED THE ASSOCIATION FEE BEGINNING JANUARY 2025.
THE MANAGEMENT COMPANY ALWAYS ENCOURAGES THE BOARD TO RAISE ASSOCIATION FEES, BECAUSE THE MANAGEMENT FEE IS DEPENDENT ON THE ASSOCIATION FEE AMOUNT.
THERE HAS BEEN MENTION OF REPLACING THE BRISTOLWOOD MONUMENT AT THE ENTRANCE IN THE BOARD MINUTES, NOT TAKING ACCOUNT OF THE INFLATION AND HARDSHIPS THAT MOST FAMILIES ARE GONG THROUGH.
LAST YEAR, AND THIS YEAR THERE HAS BEEN A STATEMENT IN THE YEAR END DISCLOSURE 2024.
THE BOARD MAY IMPOSE A SPECIAL ASSESSMENT FEE WITHOUT EXPLANATION.
**WE WILL DEMAND A SURVEY AND APPROVAL BY THE MAJORITY OF HOMEOWNERS. A VOTE BY THE MAJORITY OF HOMEOWNERS TO APPROVE THE EXPENSE. WHY THE ASSESSMENT IS NECESSARY.
IF THIS SHOULD COME UP WE HAVE A PROCESS TO STOP THIS.
THE BOARD ANSWERS TO US AND NOT THE OTHER WAY AROUND.
WITH THE LEGAL ACTION OF FIVE HOMEOWNER SIGNATURES, THE BRISTOLWOOD HOMEOWNERS CAN RECALL ALL BOARD MEMBERS. AND HAVE A NEW ELECTION TO ELECT MORE FINANCIALLY RESPONSIBLE BOARD MEMBERS.
THE BOARD HAS REGULATIONS THAT DETERMINE WHAT EXPENDITURES CAN BE MADE BY THE BOARD.
A NEW "BRISTOLWOOD MONUMENT" IS FRIVOLOUS EXPENSE AND NOT A NECESSITY.
DO YOU REMEMBER THIS IN 2021.
GQ PAID $44,600.00 FOR THE REPAIR, IN TIME FOR CHRISTMAS. BRISTOLWOOD BANK ACCOUNTS WERE OVERDRAWN.

BOARD MEETINGS
BRISTOLWOOD IS REQUIRED TO HAVE FOUR BOARD MEETINGS A YEAR: JANUARY, APRIL, JULY AND OCTOBER. THE NEW BOARD IS TO POST BOARD MEETING INFORMATION AT LEAST FOUR DAYS BEFORE THE EACH BOARD MEETING.
THE MEETING NOTICE MUST BE POSTED ON THE ENTRANCE BULLETIN BOARD.
